General Description: This tract has 152.2 acres of CRP with the balance being waste. CRP contract on 152.2 acres expires in 2009. Buyer shall receive the 2008 and the 2009 payments at $34.67 per acre. There are no crop bases assigned to this tract.

 

Other Information Concerning All Tracts

 

Growing Crop Info. & Cash Rent – Property is currently under a cash rent agreement and the Buyer(s) will not be receiving any crop shares, 2007 Government Payments or the 2007 CRP Payments. The Buyer(s) shall be entitled to all 2007 cash rent payments which shall be as follows. May 1, 2007 , Tract 1. $1,650.00, Tract 2. $3,300.00, Tract 3. $1,650.00 & Tract 4. $1,650.00 – The same amounts shall be due and payable again on Nov. 1, 2007

 

Minerals - Excepting and reserving unto said grantor(s), its successors, and assigns an undivided ½ interest in and to the oil and gas and other minerals in and under and that may be produced from the afore-described real estate for a period of 20 years from date of deed, and as long thereafter as oil and gas or other minerals are being produced and mined from said land

 

Taxes: Seller to pay all the 2006 taxes and prior years taxes. 2007 taxes will be prorated to the date of closing and all subsequent years taxes shall be the responsibility of the Buyer. 2006 taxes were; Tract 1 - $499.26, Tract 2 - $964.12, Tract 3 - $526.58, Tract 4 - $463.90

Possession: Seller(s) shall grant possession immediately on wheat acres that have been harvested in 2007 following said 2007 wheat harvest. In the event that said planted wheat fails early then Tenant may plant milo or soy beans and then possession shall be immediately following the fall harvest. Possession of the CRP and Pasture acres will be Jan. 2008.

 

Terms: Twenty Percent (20%) down day of sale balance due upon closing. This auction sale is not contingent upon the purchaser's ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
