Legal Description:
The East Half of the Southeast Quarter (E/2SE/4) of Section
Thirty-four (32), Township Six (6) South, Range and the East Half of the
Northeast Quarter (E/2NE/4) of Section Three (3) in Township Seven (7) South,
all in Range Fifteen (15) West of 6th P.M., Osborne County, Ks. being
141 acres more or less. This excludes the 10 acre tract where there is a
farmstead and the alfalfa field and a cemetery Southwest corner of said
property.
General Description:
This is an improved parcel of land that has 71.6 acres of good
quality cropland and a 70 acre pasture that provides habitat for wild game such
as deer and turkey and possibly other species.

There is 71.6 acres of cropland. Wheat Base: 47.2 acres w/35 bu. yield.

down day of sale with the balance to be paid at closing.
Possession:
Buyer shall be given possession March 1, 2012 on pasture and all
unplanted & idle acres. Possession of all acres planted to wheat will be
immediate following the 2012 wheat harvest.
Crop Shares:
Buyer shall be entitled to the landlords share, an undivided 1/3rd
interest of the 2012 wheat crop.
Minerals:
Seller shall convey all mineral right to the Buyer. Minerals are believed to be
in tact
Title Insurance:
Title insurance shall be used to prove clear & merchantable title with the Buyer
& Seller sharing equally the owner’s policy expense. The mortgage policy, if
required, will be the expense of the buyer. Buy and Seller shall also split
closing costs assessed by title company.
Taxes:
Seller shall pay all 2011 and prior years taxes. All subsequent years taxes will
be the responsibility of the buyer. 2010 Taxes were
$516.42
