grantor(s), its successors, and assigns an undivided 1/4th interest
in and to the oil and gas and other minerals in and under and that may be
produced from the afore-described real estate for a period of 15 years from date
of deed, and as long thereafter as oil and gas or other minerals are being
produced and mined from said land. Currently there is a ˝ interest mineral
reservation to expire in August of 2008

reserving unto said grantor(s), its successors, and assigns an undivided ˝
interest in and to the oil and gas and other minerals in and under and that may

Possession: Seller
shall grant possession as follows; Possession of all unplanted and grass acres
shall be Immediate upon closing and possession of all acres planted to wheat
shall be immediate following the 2007 wheat harvest.
Terms: Twenty Percent
(20%) down day of sale balance due upon closing. This auction sale is not
contingent upon the purchaser's ability to finance the purchase. Buyers must
make finance arrangements, if needed, prior to the auction.
