From Woodston, Ks. - 2 mi. east to 30 road then 3 ½ mi. south to northwest
corner of property.
Legal Description:
All of Section Thirty-six (36) Township Seven (7) South and the
Northeast Quarter (NE/4) of Section One (1), Township Eight (8) South all in
Range Sixteen (16), Rooks County, Kansas and the North Half of the North Half
(N/2N/2) of Section Thirty-one (31), Township Seven (7) South, Range Fifteen
(15), Osborne County, Kansas
FSA Info:
This property contains 379.4 acres of cropland with 103.9 acres of that being
expired CRP. Wheat Base: 168.8 acres w/33 bu. yield – Grain Sorghum Base: 56.9
acres w/80 bu. yield
Crop Shares:
Buyer shall receive the landlords share of 2011 wheat crop being
an undivided 1/3rd interest. There are 243.18 acres planted to wheat
and Buyer shall be required to reimburse tenant the landlords share of the
fertilizer expense. Buyer shall also be responsible for 1/3rd of the
expense of any additional application in the spring. Buyer shall also reimburse
all crop insurance expenses. All amounts to be announced
General Description:
This is a very diverse property that has very productive cropland
and the pasture is cross fenced creating 4 distinct grazing areas, each with
their own water source either provided by rural water, ponds, windmill or a
combination of the sources. This property also provides habitat suitable for
many species of wild game.
Terms: 10%
down day of sale with the balance to be paid at closing.
Possession:
Buyer shall be given possession; March 1, 2011 on all pasture,
expired CRP and unplanted crop acres. Possession of all acres planted to wheat
will be immediate following the 2011 wheat harvest.
Minerals:
Seller shall convey all mineral rights to the Buyer. All minerals are believed
to be intact.
Title Insurance:
Title insurance shall be used to prove clear & merchantable title with the Buyer
& Seller sharing equally the owner’s policy expense. The mortgage policy, if
required, will be the expense of the buyer.
Taxes:
Seller shall pay all 2010 and prior years taxes. All subsequent years taxes will
be the responsibility of the buyer. 2010 Taxes were
$1,706.50

be from reliable county & FSA sources. Buyers are encouraged to verify details
