Tract 2: Sold: $70,000.00 The West Half of the Northwest Quarter (W/2NW/4) of Section Five (5), Township Seven (7) South, Range Twenty (20) West of the 6^th P.M., Rooks County, Ks. being 80 Acres More or Less Land Location: 18 Mi South of Logan, Ks. and ¾ Mi West – Corner of 2 & G Roads is NW Corner

FSA & CRP Info: Tract 1 has 72.6 acres and Tract 2 has 50.4 currently enrolled in the CRP and this contract expires 9-30-2010. The CRP acres have been offered for renewal as follows. If Accepted Tract 1. Will have 70.3 acres and Tract 2 will have 50.4 acres enrolled at $51.73 per acre, CP4D Practice and expires 09-30-2020 The balance acres on tract 1 are waste. The balance acres on Tract 2 is 26.4 acres of cropland, currently planted to milo. Buyer will not receive any crop shares or 2010 CRP Payments although if accepted for renewal Buyer shall receive all subsequent years CRP payments. Buyer will also be required to comply with the CRP contract

Terms: 10% down day of sale with the balance to be paid at closing.

Possession: Buyer shall be given possession of all the CRP, idle acres immediate upon closing. Possession of the cultivated acres will be immediately following the 2010 milo harvest.

Title Insurance: Title insurance shall be used to prove clear & merchantable title with the Buyer & Seller sharing equally the owner’s policy expense. The mortgage policy, if required, will be the expense of the buyer.

Taxes - Seller shall pay all 2010 and prior years taxes. All subsequent years taxes will be the responsibility of the buyer. 2009
