General Information:

Tract 1: This tract has an older farmstead w/house and barn. The cropland is mostly creek bottom and very productive. There is approx. ¾ mi of creek that provides abundant water and supports many species of wildlife. There is a water well on the property and 2 ponds in the pasture.

Tract 2: This tract has a 40 X 80 machine shed w/full concrete floor, the cropland has well maintained terraces and the pasture has good fences and a pond.

Tract 3: The cropland has well maintained terraces and the pasture has good fences and 2 ponds.

Tract 4 & 5: Both tracts are all excellent cropland with well maintained terraces. Each tract has a small area of wasteland.

MINERAL RESERVATION: Sellers to Reserve all minerals for period of 20 years or for as long oil and gas or other minerals are being produced from said land

Crop Shares: Buyer shall receive 1/6th of 2011 wheat crop, buyer pays 1/6th harvesting expense – Buyers shall receive all 2011 government payments.

Possession: March 1, 2011 on all pasture & open cropland acres, possession of all acres planted to wheat will be immediate after the 2011 wheat harvest.. Sellers reserve possession of the farmstead in section 8 and the machine shed in section 18 until after the farm equipment auction to conducted in the spring of 2011.

Taxes: Seller Shall Pay All The 2010 Taxes and Buyer to Pay All Subsequent Years Taxes.

Terms: 10% down day of sale with the balance to be paid at closing.
