From Logan, Ks. – 11 Mi. South to "E" Road , then 1 Mi East to "4" Rd then ½ Mi South to Northeast corner of subject property

Legal Description: Southeast Quarter (SE/4) of Section Twenty Eight (28), Township Six (6) South, Range Twenty (20) West of the 6th P.M., Rooks County, Ks. being 160 acres more or less

General Description: This is an excellent tract of pasture land that has new 5 wire fences, a good water that is equipped with a solar pump. There is a great variety native, and reseeded grasses that will provide excellent grazing as well as good haying potential. This property also provides lots of habitat for wild game such as deer and turkey and possibly many other species.

Terms: 10% down day of sale with the balance to be paid at closing.

Possession: Buyer shall be given possession Nov. 1, 2011 or immediately upon closing, whichever is latest.

Minerals: Seller shall convey all mineral right to the Buyer. Minerals are believed to be in tact

Title Insurance: Title insurance shall be used to prove clear & merchantable title with the Buyer & Seller sharing equally the owner’s policy expense. The mortgage policy, if required, will be the expense of the buyer.

Taxes: Seller shall pay all 2011 and prior years taxes. All subsequent years taxes will be the responsibility of the buyer. 2010 Taxes were $143.60
