Land Location:

From Alton, Ks.- 4 Mi. West on Hwy 24 to 285th Ave., then 1 ½. Mi. North to W 60th Rd., then ¼ Mi . West to Southeast corner of property.

From Woodston, Ks. – 4 ½ Mi. East on Hwy 24 to 285th Ave., then 1 ½. Mi. North to W 60th Rd., then ¼ Mi . West to Southeast corner of property.

Legal Description: The West Half of the West Half (W/2W/2) of Section Thirty-two (32), Township Six (6) South, Range Fifteen (15) West of 6th P.M., Osborne County, Ks. being 160 acres more or less

General Description: This is an improved parcel of land that has 115.5 acres of good quality cropland and 40 acre pasture. There is a pond that supplies water for the pasture but may not be reliable in dry times. This property also provides a small area of habitat in the southwest corner for wild game such as deer and turkey and possibly other species.

FSA Info: There is 115.5 acres of cropland. Wheat Base: 86.6 acres w/35 bu. yield.

Terms: 10% down day of sale with the balance to be paid at closing.

Possession: Buyer shall be given possession March 1, 2012 on pasture and all unplanted & idle acres. Possession of all acres planted to wheat, if any, will be immediate following the 2012 wheat harvest.

Crop Shares: Buyer shall receive the landlords share, an undivided 1/3rd interest, of any growing crop at the date of this auction. Buyer shall also be entitled to the landlords share, an undivided 1/3rd interest of the 2012 wheat crop, if any.

Minerals: Seller shall convey all mineral right to the Buyer. Minerals are believed to be in tact

Title Insurance: Title insurance shall be used to prove clear & merchantable title with the Buyer & Seller sharing equally the owner’s policy expense. The mortgage policy, if required, will be the expense of the buyer.

Taxes: Seller shall pay all 2011 and prior years taxes. All subsequent years taxes will be the responsibility of the buyer. 2010 Taxes were $637.24

Conditions: All acreages are considered to be approximate and are deemed to be from reliable county & FSA sources. Buyers are encouraged to verify details and view properties prior to the auction. Announcements made day of sale shall take precedence over printed material. This auction sale is not contingent upon the purchaser's ability to finance the purchase.
