Auction Location:Schoenchen Community Center, Schoenchen, KS.
Land Location: 2 miles west of Highway 183 on the Schoenchen Rd, then 5/8 of a mile south on the west side of the county road.
Legal Description: The Southeast Quarter (SE/4) of Section Thirty-one (31), Township Fifteen (15) South, Range Eighteen (18) West of the 6th P.M., Ellis County, Kansas being 160 acres more or less.
General Description: This is an excellent tract of land that has 61.61 acres of fenced grassland, 8.86 acres of trees and waterways, 84.0 acres of cultivation. This tract also includes a 42’ X 80’ Quonset building that was completed in 2003, 1,000 bushel grain bin and water well.
Terms: 10% down day of sale with the balance to be paid at closing.
Possession: Buyer shall be given possession immediate upon closing
Minerals: Sellers will convey 100% of Sellers mineral interest to Buyer(s). All minerals are believed to be intact.
Title Insurance: Title insurance shall be used to prove clear & merchantable title with the Buyer & Seller sharing equally the owner’s policy expense. The mortgage policy, if required, will be the expense of the buyer.
Taxes: Seller shall pay all 2010 and prior years taxes. All subsequent years taxes will be the responsibility of the buyer. 2009 Taxes were $867.52
