Legal Description: The North Half (N/2) of  Section Eighteen (18), Township Ten (10) South, Range Nineteen (19) West of the 6th P.M., Rooks County, Kansas
 

General Description: This, nearly level, tract of land has approximately 304 highly productive cropland with the Harney Silt Loam being the primary soil type. This is great for abundant crop production.


FSA Information: This tract has a total of 304.22 total cropland with a wheat base of 97.86 acres with a 28 bu PLC yield, corn base of 8.89 acres with a 89 bu PLC yield and a grain sorghum base 49.75 acres with a 54 PLC yield
 

Minerals: The sellers will convey 100% of their mineral interest to the purchaser. There are 2 leases with producing wells on this property. Sellers Combined Mineral Interest on Lease #1 is 0.10937500 & #2 is .0625000. All oil runs prior to closing will be credited to the sellers.
 

Lease #1: Has 5 Producing Oil Wells and 1 Disposal Well and is Operated by Richie Exploration, Inc. – 2023 Annual Production was 5,715 bbls and 2022 was 5,921bbls


Lease #2: Has 3 Producing Oil Wells and the Operator is Bach Oil Production, Inc. 2023 Annual Production was 1,307 And 2022 was 773 bbls.


Taxes: Seller will pay all the 2024 and prior years real estate taxes with the purchasers paying all the 2025 and subsequent year’s taxes. 2024 Real Estate Taxes were: $2,148.20 – Seller shall pay all the 2024 royalty taxes plus royalty taxes on any 2025 production credited to said sellers. Purchaser shall all royalty taxes on production credited to said purchaser. Total 2024 royalty taxes for both leases were $4,212.02
 

Closing & Possession:  Closing will be scheduled on or before February 14, 2025 and possession will be granted immediate upon closing.
 

Title Insurance:  Title insurance shall be used to prove clear & merchantable title of the real estate with the Buyer & Seller sharing equally the owner’s policy expense and closing agents’ fee. The mortgage policy, if required, will be the expense of the buyer.

Terms: Ten Percent (10%) down day of sale balance due upon closing. This auction sale is not contingent upon the purchaser's ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
